Your Roof Inspection Checklist
Start indoors
During the daytime, go to the attic, look for sunlight showing through ceiling.
(What it could mean: plywood decking under your shingles has cracks or holes)
Use a flashlight to look around for water stains, streaks, mold or sagging.
(What it could mean: moisture is seeping into your house)
Do you notice water stains or rings on the ceiling, walls, or near the chimney?
(What it could mean: water is leaking in and it could cause major damage)
Outside from the ground
Take a walk around the house, check your roof slopes for missing shingles.
(What it could mean: your roof is no longer waterproof, and you have leaks)
Look to see if any shingles are curled or cracked.
(What it could mean: your shingles are old, brittle and no longer waterproof)
Check for dark or bald patches on the shingles.
(What it could mean: granules have worn off shingles and asphalt has dried out)
Study the flashing to see if it looks bent or detached.
(What it could mean: flashing is no longer protecting seams from leaks.
Check if there are any branches laying on the roof.
(What it could mean: branches are rubbing the granules off your shingles)
Inspect shingles for stains, grime, fading, discoloration or dullness.
(What it could mean: you need a roof shampoo or roof sealant to add life to your shingles)
Determine the age of your roof to see if it’s too old to offer protection.
(What it could mean: If your roof is over 20, it may need to be replaced)
From a ladder, for experienced climbers only
Look for loose nails or nail heads that have risen above the shingles.
(What it could mean: your shingles are loose and can let go on windy days)
Check for debris in your gutters.
(What it could mean: you could get ice dams and you need a gutter protection system)
Inspect your chimney flashing to see if there are gaps, damage or missing pieces.
(What it could mean: water is getting into your attic, house and cellar near the chimney)
