• Straightforward replacement: $14,000–$20,000. This covers a standard asphalt shingle roof with one layer of existing shingles to remove, basic permitting, and no structural surprises, no unusual pitches, valleys, or decking issues.

• Standard/most common project: $20,000–$30,000. Many homes need some decking replaced to meet code (added at $3–$5 per sq ft), which pushes the total into this range depending on the shingle package you choose.

• Complex or premium project: $25,000–$40,000. This applies to steeper pitches, multiple valleys, dormers, or skylights, more than one layer of old roofing, likely decking repairs, or premium materials.
